About the building:
– New residence to be delivered by September 2024
– The project is authentic with its mix of restaurant and living space (office, etc.).
– In the residence, there is a gym, reception, co-working space
Price per unit:
10,000 PLN per m2, so approximately 305,800 PLN per unit.
Payment schedule:
1. Reservation contract between you and the seller with a deposit of 10,000 PLN
2. First signing at the notary (during the month of June), amount to be paid: 150,000 PLN (if purchasing one unit)
3. The remaining balance upon delivery of the building (around September 2024)
Additional fees:
Notary fees: approximately 5,000 PLN
PCC tax 1% of the property price
Broker fee: (see excel table).
Regarding finishing works, here are two proposals from our architect Magdalena attached (notably for the “bedroom” space)
Currently, with the concept proposed by Magdalena, it costs around 110,000 PLN for the work with furniture (including custom kitchen and wardrobe)
So, I advise possibly planning for a tolerance of 5-10% in case prices for certain materials or furniture increase.
For rentals, the rent excluding charges would be around 2000-2100 PLN per month.
